There are so many things to keep in mind when you own rental properties. Whether occupied or on the market, the “to-do” list can seem never-ending. And, it basically is. Remember, it’s not just a house that you (& the bank) own, that someone pays you rent to live in. It’s a business. It’s “time to make the donuts” as it were. Changes in the seasons always mean work for the diligent landlord that stays on top of every aspect of their investment. That said, we here at Carod Properties thought we would be remiss in our obligations if we didn’t remind you of one of the more important tenets of the business world, “If you’re not an expert at it, hire someone that is.”

For example, spring cleaning for a landlord (for your properties, your home is another story) include:

  • Complete inspections of ALL of your properties
  • Roof and gutter maintenance
  • Inspection HVAC systems
  • Chimney cleanup
  • Interiors (while much of this is the tenant’s responsibility, things like plumbing can take a beating during colder climates and should be inspected for optimal service throughout the year)
